Overview & Position Summary
Litchfield by the Sea (LBTS) seeks an accomplished and service-oriented Director of Security to lead all safety, security, and emergency management operations within our premier residential resort community.
This pivotal role requires a proven leader capable of balancing robust security protocols with the delivery of an exceptional, high-end hospitality experience for owners and guests. The Director will manage a team of 20+/- security professionals, strategically utilizing advanced technology to enhance safety, optimize operations, and ensure a welcoming environment.
The Director of Security will be part of a small Leadership team in a premier residential resort community that works collaboratively to provide exceptional service while creating a best-in-market workplace and culture.
Key Responsibilities
Strategic Leadership & Culture:
- Develop and execute comprehensive security strategies, safety protocols, and emergency response plans.
- Foster a proactive culture of security awareness and professionalism across all security operations.
- Serve as a key member of the LBTS Leadership Team, collaborating on organizational goals and community enhancements.
Team Management & Development:
- Recruit, train, mentor, schedule, and retain a high-performing team of Gate and Patrol Officers.
- Create a positive and rewarding work environment that drives staff engagement and exceptional performance.
Operations & Vendor Management:
- Oversee daily security operations, including manned gate access control, Unmanned gate access control, vehicle/foot/bike patrols, and continuous surveillance monitoring.
- Manage a $1 million third-party security contract, ensuring the security vendor delivers optimal service and value.
- Explore and recommend alternative security models (e.g., in-house vs. vendor) to improve overall safety, security and operational efficiency.
Technology & Revenue Management:
- Administer sophisticated access control, CCTV, and physical security systems.
- Manage approximately $1 million in annual Guest and Vendor Access Fee income by optimizing software systems for access credential management and fee collection.
- Assess and implement new technologies to streamline access, enhance compliance with community covenants, and improve the resident & guest experience.
Risk Management & Compliance:
- Conduct ongoing risk assessments, security audits, and property inspections.
- Ensure strict adherence to all local/national security laws, fire codes, OSHA standards, and Association covenants/rules.
- Develop site-specific Post Orders and Standard Operating Procedures (SOPs) for staff training and owner education, addressing common issues like golf carts, e-bike usage, and trespassing.
- Coordinate incident investigations and serve as the primary liaison for local law enforcement, fire departments, and emergency services.
Emergency Preparedness:
- Create and maintain a comprehensive, site-specific Disaster Plan, including pre- and post-storm processes and beach/dune restoration coordination.
- Lead crisis communications and coordinate emergency response efforts.
Requirements
Required Qualifications & Experience
- Experience: Minimum 5–7 years of progressive security leadership experience within a premier residential resort community, luxury resort/hotel, or private club environment is essential.
- Leadership: Proven experience in staff recruitment, development, training, and retention.
- Skills: Demonstrated expertise in strategic planning, risk assessment, incident response, emergency procedures, technology management (CCTV/access control), and problem-solving.
- Knowledge: Strong understanding of security laws, fire codes, emergency planning, and business continuity principles.
- Education: High School Diploma required; a degree in Criminal Justice or a related field is preferred. Relevant experience may outweigh formal education. Previous law enforcement or military experience is valued.
